Rent Issues
Each 225. The ledger says this is “1 day” but it’s actually rounded down. Based off of 546.43”. Given the 1.75 days of actual arrears, each time we pay rent it’s only paid until one quarter of the way through Monday. The money gets sent on Wednesday and processed on Thursday so there’s an extra day when Roslyn is actually processing the account. All up we are exactly 2.75 days ($353.57) behind on rent each week.
March 6 - Rent arrears
Hey all - so I’ve made some progress on understanding what’s going on with the ledger in the context of our recent payments where we have combined our individual weekly payments. Each 225. The ledger says this is “1 day” but it’s actually rounded down. Based off of 546.43”. Given the 1.75 days, each time we pay rent (which is every Wednesday) it’s only paid until one quarter of the way through Monday. Roslyn actually processes the account a day later so all up we are exactly 2.75 days ($353.57) behind on rent each week.
The other way of thinking about this is subtracting the “part payment” from our weekly rent
546.43 = $353.57 arrears each week
If everyone’s comfortable, I recommend payment of that extra amount when possible, to at least clear up future payments and make it easier to exit
March 22 - Fridge Followup
Hey everyone - just seeking to check in regarding the fridge. I’m really struggling to manage without a fridge but understand fitting 3 housemates + guests’ stuff is tricky. If there’s desire to meet halfway on this please let me know.
This next bit is mostly for Julia but I’m just leaving it in the whole chat so that everyone can see
Julia I feel that you’re hurt and that I’m the last person you want to talk to right now. However, you must have the conversation with me directly rather than involving others. We seem to have very opposite communication styles and yes I was really harsh about the rent payment issue.. but I’m not mad or evil or unapproachable. For every issue that we’ve discussed (floors, door locking, cleaning, house organising) I feel that I’ve done my best to share how I’m feeling and make changes to accommodate needs. In the case of the floors I had no idea it was bothering you and when we had the conversation in December I apologised profusely and changed behaviour.
Right now I’m doing everything I can to keep my word and exit the house neatly. The walls have been patched and most things have been cleaned. Rent is continuing to be paid to the RE as agreed and even though I’ve raised my objections to it, I’m still committed to covering the bills all the way through to the end of the lease in April. I haven’t heard anything about the bond clean in a minute but I assume it’s being organised and I will pay my share of that when we get there. Please if there are issues, let’s discuss. I think everyone can agree that the current state of affairs is painful and sucky.
March 27 - Bond clean/lease end follow up
Regarding the bond clean - I am happy to book it in with the agent’s recommend service and asap would be best. That way everybody is guaranteed to be happy with the result. In my room I’m planning on sanding and painting the patches as appropriate and am happy to do a basic clean of kitchen/bathroom/windows + dusting everything downstairs. The range hood downstairs is pretty clean because I did it when I first moved in.
Regarding belongings - I haven’t really seen the these items. Keeping track of this stuff is definitely not a strength of mine but I’m absolutely committed to making sure that nothing ends up in the wrong place. Since the start of last year I’ve moved 3 times and just don’t have the recall or inventory to know for sure whether something is mine or not. For things that were in shared spaces, I’ve erred on the side of caution (for instance I’m sure I’m missing a few kitchen utensils, but haven’t worried about it), I hope on the smaller items we can just let it be water under the bridge.
To respond to each item..
- I don’t have tea towels of my own and just bought some the other day for the new place.
- There’s a set of black handled cutlery that was a gift from my mum last year. It was part of the house for a few months and I took it back the other week.
- Two masterchef knives were also taken from that drawer
- From the utensils I took two pairs of steel tongs and a plastic burger flipper thing. I thought I had both wooden and plastic mixing spoons around but couldn’t find them.
- I can’t find a red blanket. I saw it on the 10th when first moving stuff and instructed the boys to leave it. I thought it was in your room or on the table or something. When taking the couches a day or two later I didn’t see it in around.
- I haven’t seen an orange toolbox or any tools around here that aren’t mine. I don’t remember what tools I borrowed from you so I’m really lost on how to help. I’ve got a shoebox packed full of my own tools, but everything in there is stuff I have bought for myself.
For the last two items I’ve genuinely checked all my clothes, drawers, laundry, garage, etc.
April 2 - Form 13 questions and ideas
Hey gang - what’s the latest on our move out date situation?
As of today the earliest exit date we can provide is the 16th, which as I understand it includes the date specified. So we would need to be out of the house, keys returned to the agent by EOD on the 16th.
The lease end date was originally April 15th, so we are already 1 day behind this.
@Julia Anderson @Erik Williamson we need to know what’s going on guys
I’ve met all of the agreed obligations so far, it’s not fair if you don’t tell us what’s going on. I am happy to keep running out the clock as long as we are clear on the following details:
- All plans are communicated so that I can continue to meet my obligations (such as cleaning, returning the keys and collecting any mail that is still coming to the house)
- It’s understood who is paying for what during this intervening time (I’m happy with the understanding that was previously stated that rent and bills stop for Adin/myself after the 15th - as long as we are satisfied that this is fair and that everyone is on board).
Considering we are now venturing past the original lease end date, these are my thoughts on how to handle rent:
- I will run rent payments until Wednesday 9th, which is the last required payment to get us through to the 15th. From then on, those remaining in the house will need to coordinate rent payments to the RE.
- There is still the $353.57 of outstanding rent which is visible in each week’s payment receipt from the RE. I’m happy to compromise and split this cost if we have a discussion about it before the end of the lease. After the 15th it’s on whoever’s left in the house to resolve.
At this stage I am still keen to be collaborative and try to solve the issues we’re facing together, but that involves communicating what’s going on. A non-response to these messages will be considered a response.
Finally @Julia Anderson I’ve not received a rent payment from you for this week. Please rectify this or at least respond to my message about this asap
